In order to book a stay in a country farm, a hotel or an historic residence the terms and conditions of each accommodation will apply. Payment terms and cancellation policy are stated in the notes of the accommodation's description online.
For renting villas, apartments and holiday houses over UmbriaBooking.it bookings are made with Olympia real estate agency acting as an agent with power of attorney of the principal (owner of the property). Your signature on the booking form guarantees you accept the terms of the following booking conditions:

Property description
The properties that Olympia offers are private houses and do not have international recognised standards or categories. Therefore a complete and homogeneous description is not possible and for any special requirements, please contact Olympia before booking.

Prices
Prices are expressed in Euro per week per property. Unless agreed differently the tenant will pay the security deposit and the extra costs (service charges, cleaning, air conditioning\heating, linen and towels, pets, cradle) as listed in the description of the property to the keyholder.

Reservations
Reservations may be made on the Umbriabooking.it website, by fax, by telephone or by mail. No contract with OLYMPIA will exist until we have received the deposit and the booking form duly signed. Bookings will subsequently be confirmed by e-mail of by fax.

Payments
At the time of booking a deposit of 30% of the rental price is required and can be paid by bank transfer of by credit card.
The balance must be paid at the latest 42 days prior to your arrival. For bookings mad within 42 days of arrival immediate full payment of rental price is requested.
Unless agreed differently the tenant must pay the security deposit and extra costs as listed in the description of the property directly to the keyholder.
In some cases the extra costs and the security deposit must be paid to OLYMPIA together with the balance payment.
If the balance is not paid by the due date, OLYMPIA will send a written reminder. If payment is not received within 7 days OLYMPIA has the right to cancel the contract and apply the cancellation charges set out in paragraph 13.
All payments must be made in Euro.
When paying by bank transfer, no bank transfer costs should be deducted.

Security deposit
The amount of the security deposit is listed in the description of the property and must be paid cash to the keyholder upon arrival. The security deposit will be refunded in total if no damages are caused to the property when giving back the keys on the day of departure. Should it not be possible for the tenant and the keyholder to meet on the day of departure, the security deposit minus bank transfer costs will be refunded by bank transfer within one month after the departure date at the latest.

Voucher
After having received the balance payment, OLYMPIA will issue the Voucher which must be shown to the keyholder upon arrival. The voucher will contain: the total amount paid, the amount of the additional costs to be paid on the spot, the booked period, the address, the keyholder's telephone number. The tenant may transfer the voucher to a third parrty only after written authorization by OLYMPIA.

Arrivals and Departure times
Unless agreed differently clients must arrive between 17h00 and 20h00 (Italian time) and leave before 10h00, except for W-ends when clients must leave before 20h00 on Sunday evening. Late arrivals must be agreed first with the keyholder.

Number of people
Only the people whose name is stated on the Voucher may stay at the property and under no circumstances may more people stay at a property than the maximum number of slepping places shown in the description of the property. Should the keyholder find more people than those stated the contract he is entitled to cancel the contract without any possible refund.

Access to the property
On your arrival the keyholder will ask for the Voucher and your passport or identity card in order to proceed with registration as required by Italian law. The client will be received by the keyholder who will show him round the property and give him the keys.

Cleaning
The property will be cleaned throughout before handing it over to the tenant and must be left clean and tidy by the tenant. if the time needed to clean the property exceeds the standard time needed, the owner is entitled to double the costs required for the final cleaning, deducting them from the security deposit.

Pets
If you want to bring your pets with you, please check before if pets are accepted. If any extra costs are due, they will be listed in the description of the property.

Swimming pools
Swimming pools are generally open from June to September. Client's use of the swimming pool is at their own risk. There are no life guards, so children must be supervised at all times.

Annullamenti e/o modifiche dal cliente
Should you need to cancel your booking, you must give OLYMPIA written notice of cancellation signed by the person who originally made the booking. Cancellation charges calculated on the total amount of the reservation, are as follows:
- prior to 42 days: Il 30%
- 41-28 days: 50%
- 27-2 days: 90%
- less than 48 hours: 100%
If, after the voucher has been issued, you wish to make changes to your booking OLYMPIA must receive your request in writing 42 days prior to arrival at the latest. Any change will be processed regarding the requested period and availabilities.
If full payment has already been received amendments are treated as cancellations and the cancellation charges detailed above will apply.

Valuables
Valuables left at the property are at the clients' risk. Nor the owners (and\or their staff) nor OLYMPIA are responsable for their loss.

Cancellations and/or amendments by OLYMPIA
If OLYMPIA has to make any changes to confirmed arrangements or, for any reason beyond its control, has to cancel the booking you will be told as soon as is practical. We reserve the right to transfer you to a similar property. However, if you do not wish to be transferred, we will cancel the booking and refund only the amount paid for the booking. Cancellation charges for travel arrangements are excluded.

Complaints
OLYMPIA knows all owners personally and all properties have been visited and checked. The descriptions in the catalogue online are accurate and made in good faith. OLYMPIA declines all responsability for any modifications made by the owners without its knowledge. The owners of the properties are responsable for any breakdowns and they will endeavor to repair them as quickly as possible. Any problems that may occur during your stay and that cannot be solved by the owner should be registered with OLYMPIA immediately. Clients who leave the property without prior authorization lose all the rights to refund the rental. Complaints recorded at the end of the holiday period or after departure will not be taken into consideration.

Law-Jurisdiction
Italian law applies to this contract. Any matters arising from this contract are subject to the Italian jurisdiction.
